Victoria's New Maintenance Regulations
 
FES have detailed below a summary of some of the changes to the Building Regulations 2006, Part 12 - Maintenance of Buildings and Places of Public
Entertainment which have now been adopted in Victoria.
 
The changes are made to assist building owners and property managers efficiently manage their buildings.
  • Nominating buildings as Division 1 or 2 has been deleted, with all buildings being treated equally and requiring an Annual Report.
  • Exemption for smoke alarms in Class 3 buildings removed.
  • Owners of buildings constructed prior to 1 July 1994 (old division 2) must prepare an annual report, owners have until 13 June 2009 to comply.
  • New definition of 'maintenance schedule'.
  • A building surveyor can consolidate the essential safety measures contained in occupancy permits and/or determinations for a building.
  • Annual reports and records are to be made available on the premises within 24 hours of notice of an inspection rather than being kept on the premises.
  • Annual reports can be consolidated into one.
  • Annual reports are no longer required to be displayed, however are to be provided within 24 hours of a request.
  • A new single 'combined' annual report exist for all buildings.

In addition to guaranteeing your fire equipment will work when required, FES can organise on-site demonstrations so that you and your staff will be more confident when handling portable fire equipment.
